Insider notes — Vineyards Country Club
  • Membership is optional and non-equity: about 75% of residents join, but you never have to buy a membership to own a home here.
  • Because the club is family-owned and debt-free, members face no capital assessments and there are no food & beverage minimums — a different cost structure than an equity or bundled-golf club.
  • Membership tiers (verify current): Full Golf ~$150,000 initiation + ~$18,725/yr; Lifestyle ~$48,000 + ~$8,775/yr (spa, fitness, racquet, pools, dining, limited golf).
  • No CDD — roads and amenities are funded through HOA fees, so there's no separate CDD bond on the tax bill.
  • Roughly 39 gated enclaves, from attainable condos (Bellerive, Concord, Tuscany) to premier coach homes (Avellino Isles, Regency Reserve) and custom estates (Valley Oak, Glen Lake Estates). See the full neighborhood guide: https://naplesliving.us/communities/the-vineyards
  • Most of the community sits in low-risk Flood Zone X — verify the specific home's zone.
